**Engineering Manager**

**Location:** Mesa, CA


**An experienced Engineering Manager with strong communication, time-management skills, and thorough understanding of building infrastructure systems. Leads a team of building engineers, providing guidance and direction toward completion of engineering specific projects. Able to identify and correct issues relating to infrastructure systems. Liaisons with local and state government bodies, utilities, and contractors to ensure operational conformity. Supports various branches within the company by managing projects, providing technical insights, and prepare and execute the budget. Participates in both a strategic and a technical capacity for companywide objectives.**

**Essential Duties and Responsibilities:** **include but are not limited to:**

**Assists Director of Building Services in the hiring, supervising, training, and management of Engineering Department Staff in accordance with Company policies and procedures.**

**Assists in the preparation of the department budget and operates within budget constraints.**

**Helps to create and oversee specific project budgets and engages in cost management strategies.** **Secures the resources needed for the Engineering department including researching and proposing capital investments.**

+ Works with equipment vendors, receives and reviews bid quotations, material purchases, and accepts delivery of purchased material in compliance with purchasing procedures.

+ Reviews tenant improvement plans for constructability and compliance with published construction standards and building codes.

+ Performs energy load audits of proposed tenant spaces. Confirms physical inventory of energy components after space is constructed. Reviews the air balance report.

+ Reviews and assists with store planning, redistribution, and reconfiguration of base building services (A/C, Electrical and DCW) to suit future store demising and layout.

+ Oversees project logistics and capital resource allocation with ongoing quality assurance throughout project milestones.

+ Assures that processes meet quality and safety compliance guidelines.

+ Maintains required building history and equipment files to support the Engineering Department.

+ Direct liaison with internal and external customers to aid or align extra contract services.

+ Strives to improve efficiency and sustainability of processes and building operations to reduce waste and improve cost-efficiency.

+ Maintains high level expertise in their field or sector.

+ Actively pursues worker safety, environmental compliance, meeting quality targets, and communicating with top management, suppliers, government agencies, existing and potential customers.

+ Forges and maintains relationships with suppliers and customers.

+ Collaborates with other team leaders and departments.

+ Works with vendors, receives and reviews bid quotes, purchases material, and accepts delivery of purchased material in compliance with purchasing procedures.

+ Remains current in industry knowledge and mechanics.

+ **Education and/or Experience:** Bachelor of Science degree (B.S.) from four-year college or university in Mechanical Engineering; seven to ten years related experience and/or training with four years of management experience; or equivalent combination of education and experience. Masters degree in Engineering or MBA a plus.

+ **Language Skills:** Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to draft reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.

+ **Mathematical Skills:** Ability to calculate figures and apply concepts with expertise in calculus, physics, and technology.

+ **Construction:** Aptitude to read basic construction documents and ability to inspect store designs with adherence to our standards and building code.

+ **Technical Knowledge:** strong understanding of central plant operations, energy efficient strategies, building automation systems, distributed antenna system, Wi-Fi infrastructure, fiber optic network, generators, internal combustion.

+ **Reasoning Ability:** Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

+ **Computer Skills:** Proficient in Microsoft Office products, including Word, Outlook, and Excel
