We are currently seeking a **Facilities Planning Manager** to work onsite with the National Institutes of Health in **Bethesda, MD.**

**OVERVIEW.** This is a long-term, open-ended contract position which offers:

**TASKS/SERVICES.** The contractor shall:

+ Perform management of multiple projects from design through construction completion.

+ Prepare plans, scope of work and estimates of projects.

+ Review drawings and specifications.

+ Negotiate with construction staff and serve as liaison with customers.

+ Prepare and update daily reports.

+ Perform quality control and safety inspection of projects.

+ Work with senior mechanical engineer on the design and construction services of renovation projects ranging from minor alterations to major design projects, scaling from $25,000 to $10 million.

+ Work with staff on healthcare facility and heating, ventilation and air conditioning (HVAC) design and construction projects and issues.

+ Use mechanical, electrical and plumbing (MEP) Computer Aided Design (CAD) and AutoCAD software in HVAC and plumbing on drafting and design techniques.

+ Apply applicable design codes and specification requirements to projects; apply International Building Code (IBC) and NIH DRM.

**REQUIREMENTS.** The contractor must have:

+ Bachelor's degree in engineering or a related discipline; four (4) years of specialized experience as well as certification in HVAC, electrical, etc. would be equivalent to a Bachelor's degree.

+ Minimum of nine (9) years of experience in facilities management with demonstrated experience in the following areas:

+ Clinical and patient care units and all related areas to include general, surgical and specialized hospital spaces.

+ General or highly specialized biomedical research laboratory spaces and all associated support areas to include Bio-Safety Level BSL-2, BSL-3, and BSL-4 laboratories.

+ General or highly specialized animal spaces and all associated support areas.

+ Current Good Manufacturing Practices (cGMP) rated facilities.

+ Office, administrative, public, and all associated support areas.

+ Minimum of ten (1) years of design experience required; Design in the commercial healthcare field is highly desired (hospital, laboratory) in either the public or private sectors.

+ Proficiency with AutoCAD 2018 or newer.

+ Proficiency with Revit and other building information modeling (BIM) software required.

+ Experience in preparing Program of Requirements (POR), schematic design, final design, and construction specification packages.

+ Some knowledge of mechanical and plumbing building design standards, such as the International Building Code (IBC) and the NIH DRM.

+ Experience with management of construction projects is desirable.

+ Strong communications skills, both oral and written.

+ Excellent analytical, organizational and time management skills.
