**Job Description**


Kelly Services is seeking a Lead Maintenance Technician at Case Western Reserve University. This position is 40 hours per week at $17.84 per hour.


The primary responsibility of the Lead Technician is to assist with the daily maintenance of The Triangle Towers and PMA properties. Areas of responsibility include, but are not limited to, oversite of HVAC, plumbing, minor electrical and general maintenance repairs. The Lead Tech will assist in the completion of preventive maintenance work orders, demand work orders and emergency work orders; management of work order flow, day to day maintenance and the oversight of third party facility vendors.

Position Description:


Under the direct supervision of the Facilities Manager, the Lead Maintenance Technician is responsible for the facility maintenance, renovation and repair residential apartments and mechanical rooms. This position is part of an on-call 24 hours per day, 7 days per on-call for facilities emergencies and responds within 30 minutes. Nights and weekends may be required of this position from time to time.


Responsibilities:


- Train and evaluate two maintenance technicians.

- Work with outside vendors, serving as a liaison for contracted services including but not limited to HVAC, painting, plumbing, snow removal, and construction projects and evaluating quality of work.

- Receive and assign daily work orders.

- Develop a student-centered approach to managing work orders and repairs throughout the building.

- Assess buildings- conditions and make recommendations for long term capital improvements

- Oversee proactive interior and exterior maintenance programs to insure quality repairs.

- Monitor maintenance technicians and vendors for quality workmanship.

- Maintain inventory of tools, equipment, and parts.

- Conduct daily site and periodic unit inspections.

- Coordinate a schedule for maintenance technicians for on-call maintenance emergencies.

- Conduct weekly and monthly preventative test on fire pump and back up generator.

- Coordinate response to all resident maintenance requests within 24 hours.

- Perform monthly inspections of the HV/AC units and change filters as required by the manufacture

- Oversee general repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs and HV/AC repairs.

- Monitor grounds for leaf buildup and other debris building up in pedestrian walk-ways.

- Coordinate and/or conduct preventive maintenance.

- Other duties as assigned.


Supervisory Responsibilities

Manages two maintenance technicians. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.


**Requirements**


Required Education and/or Experience:

- Minimum three to five years related experience and training in facilities, maintenance and/or custodial.

- Experience in inventory control and management

- Previous experience with plumbing, electrical, HVAC and general maintenance.


Preferred Education and/or Experience:

- Post-Secondary education such as Associate-s Degree or Vocational Certification in a Trade, Facilities Management, Project Management, or a related field

- HVAC and boiler certifications

- Previous experience working with facilities administration in higher education, student housing or campus facilities operations.
