Description **Construction Manager –**

Will be responsible to facilitate with the Project Team and other project managers on construction progress, IT/AV, Furniture Installation, and assist with the coordination of the move of the tenants and their equipment from their current location to the new location.

This role will focus on ensuring safe decommissioning and recommissioning activities in our lab facilities. Time Frame: This project and this role are expected to run from Q3 2017 into Q2 2019 with options to extend as needed based on project resource needs.

**Geographic Requirements:** This project is located in the Freeport, Texas area, and the Construction Manager should reside in the area. Will not reimburse for travel to and from the job site, for travel time, or on a per diem basis for this project.

**Function:** This person should be highly skilled Construction manager with experience in office and laboratory projects, large relocations, and demising activities.

In addition, having experience within safety systems and programs is a plus.

**Key Education and Skills:** College degree and/or construction certifications or equivalent

Understand all engineering disciplines

Understand trade functions and labor relations

Excellent trouble shooting skills and able to provide immediate solutions

Strong management skills

**Computer proficiencies** minimum Microsoft Word Microsoft Excel Microsoft Project ACAD or similar design, sketching tools

**Project Stage Deliverables:** Project Design Constructability recommendations to design team

Interpret construction and equipment standards, loss prevention principles, best practices, and provide input on construction techniques, equipment selection, and safety requirements

Interview owners and users of equipment, chemicals and spaces to understand operational requirements including space 3-d , utilities, interaction with other activities, ventilation, noise, etc.

Communicate equipment requirements with manufacturers to select best options Review project drawings and specifications to determine value engineering measures to reduce construction cost

Input on preliminary project sequence of events and schedule

Facilitate the transport and proper handling of equipment, supplies, and chemicals

Assist in preparing project EHS program

Project Construction The CM will have to issue Safe Work permits as required.

Provide best safety practices to construction team

Manage field safety programs and inspections.

Follow up to ensure team is constantly in compliance with EHS regulations;

Set example and communicate expectations.

On a daily basis, execute project schedule, manage and coordinate all labor contracts, and expedite material and equipment deliveries.

Be liaison and coordinator between project manager and construction team, site operations, EHS delivery, permit issuers, and laboratory operations.

Arrange for all energy and utility shutdown work

Manage field change orders

Schedule weekly construction meetings and prepare or delegate meeting minutes

Perform daily job site visits to verify that construction efforts conform to design documents and that all EHS regulations are satisfied.

Provide solutions and decisions for construction issues.

Review and control construction costs.

Maintain daily awareness of time, material, and equipment information for accounting records.

Review contractor and manufacturer invoices/applications for payment.

Review and approve shop drawings and or substitutions.

Perform a final inspection and develop a punch list.
