Description **Job Description**

- Manage all manufactured housing community day-to-day operational needs

- Collect monthly rents and handle late payments in a timely manner

- Review and code expense invoices

- Assist with month end reporting

- Address tenant complaints in a timely manner and enforce community rules

- Coordinate the maintenance schedule and monitor completion of all work

- Maintain a positive and productive relationship with tenants

- Manage tenant complaints with patience and professionalism

- Negotiate new leases and lease renewals and collect security deposits

- Perform prospective tenant screening in accordance with company policy

- Advertise and market vacant lots and rental homes to attract new tenants

- Shop the market on a periodic basis and prepare a marketing strategy report

- Work with accounting and asset management to prepare annual budgets

- Uphold a strict level of confidentiality

- Develop and sustain a level of professionalism among site staff, consultants, contractors and residents

Qualifications and Other Requirements:

- Proven work experience as a residential property manager

- Full understanding of residential property management and its financial aspects

- Knowledge of rules and regulations surrounding residential properties including Fair Housing, OSHA and state regulations

- Customer focus and bottom line orientation

- Well organized with excellent time management skills

- Microsoft Office skills with an ability to become familiar with firm-specific programs and software

- Strong organizational, project management and problem-solving skills with multi-tasking abilities

- Exceptional interpersonal skills

- Ability to work with minimal supervision

- Friendly and professional demeanor

**Requirements**

he starting base salary range is $28,000 to $32,000. The manager will be eligible for commissions on the sale and rental of manufactured homes within the community. In addition, we will be able to offer in-community housing starting in the spring to a successful candidate as part of the compensation structure.
