**Job Description**


Property Preservation Coordinators needed in Apex, NC.

Work schedule: Monday-Friday 8am-5pm

Pay rate: $15-$17 hourly


SUMMARY: Property Preservation Coordinator is responsible for the daily supervision and operation of assigned servicing Clients(s). The incumbent insures compliance with government/investor/insurer regulations and other servicing related guidelines, as well as, timeliness and accuracy of the process to ensure minimal risk and loss exposure. Additionally, the Property Preservation Coordinator examines department processes to identify opportunities for improved efficiencies. The Property Preservation Coordinator must set department goals, implement policies and procedures, and remain current on new technology and market trends related to Mortgage Servicing.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

1. Directly serves as the first point of supervision for the assigned associates. Coordinates team activities and balances workload (e.g., scheduling, shift management, and other administrative duties.

2. Coordinate work with investors, attorneys, and/or other third party service providers to provide needed information, monitor timeliness and accuracy of processes, and to address compliance issues surrounding government/investor/insurer regulations.

3. Ensure that data requests for audits and exams are handled in a timely manner and data provided is accurate. Represent the assigned department in various audit interviews and exams, answering questions and providing additional information as needed.

4. Responsible for the development and training of associates on all aspects of the various tasks and functions.

5. Works to continually improve policies, procedures and processes; tracks trending of issues and formulates recommendations for management to address recurring issues.

6. Collaborate with the Manager of assigned area(s) to resolve problems or issues. Assist the Manager with change implementation.

7. Develop and maintain positive, professional relationships with external and internal customers; investors, insurers, attorneys, vendors, realtors and others.

8. Understand and comply with bank policy, laws, regulations, and the bank's BSA/AML Program, as applicable to your job duties. This includes, but is not limited to; complete compliance training and adhere to internal procedures and controls; report any known violations of compliance policy, laws, or regulations and report any suspicious customer and/or account activity.

9. Reviewing and placing properties in conveyance condition and identify damages, cost analyst to cure the damages needed to place the property in conveyance condition

10. Create a shared work-space for the team to share client fee schedules and monitor work submitted by the team to ensure that they are adhering to client payment guidelines.

11. Timely submitting Over Allowable requests for approval to HUD on preservation work completed in excess of HUDs allowable guidelines

12. Notating all communication and actions in UPAMS, PPW, and Vendorweb

13. Support and uphold the CPR Mission Statement

14. Uphold the CPR Code of Ethics and ensure that confidential information is safeguarded.

15. Maintain a high level of cooperation and rapport with all associates in order to ensure accurate and efficient operations and service.

16. Formulate and communicate new ideas and suggestions that will improve profitability and efficiency for the company's overall operation.

17. Foster and promote the proper company image at all times.


SUPERVISORY RESPONSIBILITIES:

Directly supervises 2 or more FTE's as assigned by the Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Ensure direct reports have completed required compliance training and are adhering to all internal procedures and controls as it relates to bank policy, laws, regulations and CPR's BSA/AML Program. Responsibilities include interviewing, hiring, appraising performance, rewarding, and disciplining associates. The incumbent has the authority and the appropriate influence to make recommendations regarding hiring, firing, advancement, promotion, or any other change of status of other associates within the guidelines of the bank's procedures and guidelines for such change of status events. The incumbent provides training, planning, assigning, and directing work assignments and schedules; addressing complaints and resolving problems.


**Requirements**


3+ years of office experience

Basic computer skills

Excel and Word required
